One of the most common things that we are hearing from real estate professionals is that it’s harder than ever to stand out and become the go-to choice in your market.
It’s no wonder. The real estate business is competitive. That means that clients have more choices than ever before and for many of them, it’s hard to decide.
But there is something that you can do to make it easier for them to pick you as their realtor.
Tell them exactly what you can do for them that no one else in your field can do.
In other words, if you want them to pick you as their realtor, you have to give them a reason to do it.
What do you do for your clients that no one else does? What do you want to be known for as a realtor in your market? What’s your unique selling proposition? How are you positioning yourself in your market?
And make sure that it is unique to you.
For example - being great at customer service or always available or experience and knowledge of the industry are all expectations from your potential clients.
They expect you to be all of those things.
They don’t make you unique.
What does make you unique?
How you help people.
Here are a few questions that you can use to identify your unique selling proposition if you haven’t already done it…
- What clients do you best serve? For example, are you fantastic at helping people find their perfect first home, even if they aren’t sure what to look for before they meet you?
- What is one thing that you do better than everyone else in your market? As an example, do you have a background in home renovation projects and a bunch of contacts that can help get big projects done? Imagine how helpful that would be to someone who is looking for a fixer-upper?
- Or, do you have a compelling story that shows how much you care about helping your clients get what they most want?
Once you have identified what you want to be known for in your market, the next step is to let your market know.
One of the best ways to do that is to create a helpful tip video - or a series of videos - that give specific and actionable tips your ideal clients can use to get what they are looking for.
At the same time, these tip videos help your best-fit clients understand exactly how you can help them.
For example, if you want to be known for helping first-time buyers find their perfect first home, create a tip video or series all targeted at helping them navigate all the questions that first-time buyers face.
If the market has changed recently, make sure that you answer those questions in your videos too.
People are constantly looking for information - especially when it comes to something as important to them as buying their first home.
The National Association of Realtors says that people spend up to three months searching online before they even contact an agent.
These tips videos will make sure that you get in front of those potential buyers - before they even start looking for a Realtor.
They also start warming up the Facebook and Instagram algorithm for you and that gives you a big head start over your competition.
Keep your tip videos short and focused on just that one topic. If you have more tips and more topics, make more videos.
Call out to the people in your market that care about that thing and give them some helpful information.
Adding this strategy to your social media marketing will attract more of those perfect fit clients to you and most importantly...get them to pick you out of that crowded field of realtors in your market.
